Before hurricane season, every year. Before you buy or sell a house, because the roof is the first thing an insurer and a buyer's inspector will ask about. After any named storm, even if nothing looks wrong from the ground.
When your insurance carrier asks for a roof condition report or a wind mitigation inspection. When the roof passes 15 years for shingle or 20 years for tile underlayment. When you see a stain, a drip, granules in the gutter, or a tile that looks out of line.
Every roof plane, on foot where safe and by drone where not. Valleys, penetrations, flashing, boots, ridge and hip caps. Tile condition and underlayment where it can be seen. Shingle wear, lifting and granule loss. Flat roof seams, drains and ponding.
Fascia, soffit and gutters. Attic ventilation and any interior evidence of leaks. Age, remaining life and an honest repair or replace opinion, which usually means either a roof repair or a roof replacement, and we will tell you which.
A written report with photos of each finding, the drone images, and a summary in plain language. If we recommend work, you get an itemized price for it in the same document.
If we recommend nothing, you get a report that says the roof is sound, which is useful for your insurance file and for a future sale.
A wind mitigation inspection is what earns the wind mitigation credits that lower the hurricane portion of a Florida homeowners premium. It documents roof shape, deck attachment, roof to wall connections and secondary water resistance.
We coordinate the inspection with a licensed inspector and, if the roof is missing a credit it could earn, we tell you what it would take to get it. Roof condition reports for carriers are included when you ask. Before storm season, our hurricane protection plan builds the inspection into a schedule so nobody has to remember to call.

Nothing, unless you want it to. There is no follow up campaign and no pressure. Most of the inspections we do end with a roof that is sound and an owner who now has that in writing, and we are happy with that outcome because the ones that are not sound tend to call us back.
If work is needed, the itemized price is in the same document, so you can take it to another contractor and compare like for like. Some people do, and it is a fair thing to do with a number this size. We also inspect for associations and property managers ahead of a reserve study or a budget cycle, where the question is not whether a roof leaks today but how many years are left and what the number will be.
