Parkland is one of Broward's newer, master planned cities, and a large share of its homes are barrel tile inside gated communities. Newer does not mean maintenance free, tile systems still depend entirely on what is underneath them.

Did you know? On Parkland's tile roofs, the tile can outlast the underlayment beneath it. When leaks start, it is usually the underlayment or flashing, not the tile, and in the HVHZ that work has to be done with product approved materials and a secondary water barrier.

Newer Tile Still Depends on What Is Underneath

Parkland's homes are newer, but the tile systems on them still rely on underlayment that ages faster than the tile above it. As the earliest master planned neighborhoods mature, we are starting to see underlayment nearing the end of its service life, along with the usual flashing wear around valleys and penetrations. Catching it before it leaks into a finished interior is the whole point of a periodic inspection.
