How long do roofs last in South Florida?+

Our sun, heat, humidity, and salt air age roofs faster than in most of the country. Plan on roughly 15 to 20 years for asphalt shingles, and longer for tile and metal, though the underlayment beneath tile often sets the real timeline. A free inspection will tell you exactly where your roof stands.

Will the roof on the home I bought pass insurance inspection?+

Florida insurers look closely at roof age and condition, and many limit or decline coverage on older roofs. We can inspect your new roof and provide a wind mitigation report that documents features which may lower your premium and satisfy your insurer.

What roof is best for Florida hurricanes and heat?+

All modern systems can be built to code for high winds. Tile and metal last the longest and handle heat well, while architectural shingles are the most affordable. The right choice depends on your home, budget, HOA rules, and wind zone, and we will walk you through it.

Do I need a wind mitigation inspection?+

It is not required, but it is worth it. A wind mitigation report can qualify you for insurance credits by documenting features like your roof deck attachment, secondary water barrier, and roof to wall connections. We provide these reports.

The home is new to me but the roof is not. How do I know if it is near the end of its life?+

Age is only part of the story. We look at the underlayment, flashing, fasteners, and signs of past leaks, then give you an honest assessment and a realistic timeline so there are no surprises after you move in.

How do I get my roof ready for hurricane season?+
