My Safe Florida Home is a state program run by the Florida Department of Financial Services. It gives eligible homeowners a free wind mitigation inspection, and then a grant of up to $10,000 toward the improvements that inspection recommends. It is funded by the Legislature each year, so what is available depends on the current cycle.
For most South Florida homeowners the roof is where the money goes. Of the four improvements the program will fund, three of them are roofing work, and all three are only reachable when the roof covering is off. That is why the grant and a re roof so often happen together.
Only improvements that appear in your initial inspection report qualify. Nothing else on the job is reimbursable.
Re nailing the roof deck to the structure below so it resists uplift in high wind. Improvement 3.0.
Adding clips or straps that tie the roof structure to the walls. This is one of the single largest insurance discount items. Improvement 2.0.
A self adhering underlayment that keeps water out of the house if the roof covering is torn off in a storm. Improvement 4.0.
Impact rated windows, exterior doors, garage doors and skylights. Improvement 1.0. This is window and door work, not something we do.
There are two gates. The first is for the free inspection. The second, stricter one is for the grant money.
2026 update: Senate Bill 1452, once signed, allows townhomes to receive roof improvement grants on the same footing as single family homes. Confirm current status on the program site before you rely on it.
This is the mistake that costs people the money. Anything you spend before you have the written approval notice is not reimbursable, and there is no appeal. Get the approval first, then schedule. You then have 18 months from approval to finish the work and request the final inspection.
You choose your own contractor. The program no longer maintains a list of approved ones, and it is not involved in the selection, the construction or the payment. What it does require is that your contractor be certified or registered with the Florida Department of Business and Professional Regulation as a General, Building, Residential, Specialty or Roofing Contractor.

No. The program funds four specific wind mitigation improvements, three of which are roof work: roof deck attachment, roof to wall attachment, and secondary water resistance. It does not fund a roof replacement on its own. In practice most homeowners have this work done at the same time as a re roof, because the deck and the connections are only accessible once the covering is off.
Up to $10,000 from the state. Low income homeowners can receive up to $10,000 with no matching contribution. Everyone else applies for a matching grant, where the state pays $2 for every $1 you contribute, capped at $10,000 in state funds. Matching grants are paid as a reimbursement after the work is finished and the final inspection is complete.
Your home has to be a single family unit on its own parcel, site built, owner occupied, and carrying a homestead exemption. Condominiums, cooperatives, duplexes and triplexes, mobile and manufactured homes, retirement homes, second homes and rental properties are not eligible. Townhomes are addressed by Senate Bill 1452 for roof improvement grants.
No, and be careful of anyone who says they can. Once you are approved, the program assigns its own licensed inspector. Our free roof inspection is a separate thing we offer to any homeowner, and it does not substitute for the program inspection.
